European flair in the heart of Pattaya
The architecture of Normandy spans a thousand years and the influence of this timeless style at The ClubHouse is plain to see. These luxury suites have a distinctly European style which helps them stand out from other projects in the highly popular Pattaya region.
The ClubHouse consists of just six stories which gives it an intimate and homely feel, something that is sometimes lacking from high rise buildings. The project’s director is Mr Gert Logghe, who believes the smaller scale of the development will help give it a more family orientated atmosphere:
“Some people see The ClubHouse as a shrewd investment and have joined our rental program after purchasing a unit, but the majority of buyers are residents who stay here permanently. There are seven different nationalities in the house at the moment and everyone knows each other personally, it’s like a big family.”
The comparatively smaller scale of The ClubHouse means that availability is limited, but Logghe believes that it will allow his team to offer residents a level of service which simply wouldn’t be possible in a larger development;
“The ClubHouse Residence has 60 suites, it’s a small and cosy project which means we are able to give all our clients the individual attention they deserve. We employ a full time Personal Assistant who is available 24 hours a day and is responsible for taking care of the needs of all our residents.”
The ClubHouse offers all types of units from small studios of 28 sq m to four bedroom penthouses of 290 sq m. Under Thai law they are all classed as condominiums which means that foreigners can own their property outright as Logghe explains;
“A non-Thai national is allowed to hold a freehold ownership on a condominium unit and up to 49% of the space in any project can be owned by foreigners. However it is also very straightforward for a person to set up a Thai company and to register property in the company name so The Clubhouse will always be open to buyers from all over the world.”
The ClubHouse is located in the appropriately named ‘Cozy Beach’ area. Downtown Pattaya is just a five minute drive away but this part of the province is much more peaceful, which would explain why several upmarket hotels that typically cater to the more discerning customer have set up shop.
It is situated just a stone’s throw away from the ocean. The Normandy style might have pushed up the construction cost but the project’s management feels it was money well spent;
“We worked together with a big construction company from Bangkok. Our design was not the easiest in terms of construction but we are delighted with the result, it really stands out from any other residences in Pattaya,” says the project construction manager, Mr Kevin Smith.
What sets The ClubHouse apart is not just the unique style of the construction itself but the attention to detail that has gone into every single aspect of the interior as Mr Kevin Smith explains;
“All the suites are individually designed in a sophisticated European style with subtle, well designed layouts. There are wooden floors and doors, a built-in kitchen, and a private jacuzzi on the terrace.”
Although the majority of buyers see The ClubHouse as their personal home in Pattaya, there are a handful who have purchased a property purely for investment. The fact that the project is already completed and well on its way to being sold out, makes it extremely attractive to financially astute investors according to Logghe.
“As a high yield, 100 per cent completed project in a highly desirable location, The ClubHouse represents a safe haven for investors. Plus the current pricing range which starts from only 66,000 THB per sq m provides excellent market value, approximately 12 per cent below the typical price range for a similar unit in the area, while offering 7 per cent yield from rentals every year.”
Out of the 60 units on offer, 40 have already been sold. Sales and marketing representatives assume that there are strong economic factors behind the success of investing in The ClubHouse;
“The surrounding area is extremely well maintained and is developing at a rapid rate, whilst the price of housing is increasing accordingly. Looking at recent economic trends I can say with some certainty that The ClubHouse will offer a better return on investment than other fixed income instruments like a regular savings account.”
As the housing market in popular beach resorts like Pattaya becomes more crowded, buyers are starting to look slightly outside of the city centre. The ClubHouse’s location offers access to all the main amenities while retaining a sense of seclusion. It’s no surprise that this brand new development has proved to be a smash hit with buyers.
