Renting Out Your Condo or House While on Vacation

Modern apartment room with kitchen room and dining corner (small)Taking off on holiday and leaving your property behind? You have several options that can help you make a bit of money by putting up your beach side villa or Bangkok condo for rent online. Putting up a property for rent or renting out a property is a common practice in western cultures so if you’re an expat in Thailand with your own place, there’s no reason you can’t rent it out to others.

Things to be aware of before you make the decision to rent out your Bangkok condo:

Only target expats and travellers: Thai people tend to like their space and privacy when it comes to a place to live or even stay temporarily. They might question your judgment if you put your condo up for rent online, and similarly will be resistant if you suggest they put their property up for rent.

Use only your best judgment when renting: If you suspect that someone might be a bit dodgy, go with the idea of “better safe than sorry” and don’t rent your condo to them.

Keep an off-limits space: Whether you are staying in your house or condo while you host visitors or you leave them alone with the entire property, have a closet, cabinet or even full room that you can lock the door. A good rule of thumb is, if something gets stolen and you’ll start kicking yourself for not locking it up, just lock it up. Make sure your tenants know the space is off limits. This isn’t rude, it’s smart.

Estimate how much it will cost you: It can cost money to rent out a condo.  You may need to buy new sheets or hire a cleaning company. You will definitely need to pay for electricity, water and air conditioning.

Where to List Your Bangkok Condo for Rent: (Short Term Only)

AirBnB : This site is a great way to list your property for short term vacation rentals. It’s basically turning your home in to a hotel. You can list however much space (from one bedroom or a whole apartment), for however much money you want. You may charge more for a weekend or high season and less for a low tourist season to maximize your potential in getting interested tenants.
House Swap:

Craigs List: This site may be bigger in other countries but Craigslist does still exist in Thailand. It’s free and people, especially expats, tend to think of it first when they need to buy or rent something second-hand. You are simply limiting your potential and network reach if you ignore this one.

Online Forums or social media groups: There are many groups on Facebook that expats use when looking to communicate with the rest of the foreign community in a given place, such as Bangkok Expats or Desperately Seeking – Bangkok. There are also many online forums that allow you to reach more niche groups that you can target. Along those same lines, we recommend casting a wide net by not only posting on forums but commenting on highly-trafficked and relevant blogs, as your comment may show up in someone’s Google Search when they type in “Bangkok Condo for Rent”

Thailand-Property.com: Not to be confused with a holiday-home rental site, but worth mentioning here just so we don’t confuse our visitors. If you are looking to rent out your Bangkok condo, Chiang Mai house or Phuket villa for a long period of time (six months or more), refer to our site and see if you are eligible to list it there.
