If you are looking to sell a property in Thailand, read on for 5 tips that can help you (or your sales agent) get your listing noticed, considered and purchased.
1. Location, location, location –
When advertising property for sale, always include the name of your district or neighborhood upfront, so your home’s listing grabs buyers’ attention (and gets picked up on Google!). Also, briefly list a few things nearby – buyers like to know how easy it will be to access public transportation, malls, supermarkets, restaurants, schools, hospitals, etc.
2. The space –
size matters! Use words that describe how much space you’re offering, and include descriptions of the space, such as open areas, light and airflow. Many buyers also want to know which way the entrance is situated, for feng shui purposes.
3. Unique features –
If there are unique selling points, list them out in the description. For example, do you have ample storage space and/or a maid’s room with a separate entrance? Are you in a quiet, dead-end soi? Are there few units on each floor and thus lots of privacy? Do you have special built-in furniture made of teak wood? You get the picture.
4. Top keywords –
If your home has fancy finishes, don’t be modest name them in the listing! In fact, research shows that description words that are positively correlated with higher purchase prices, including “granite,” “corian,” “maple,” “state-of-the-art” and “gourmet.”
5. Name drop –
Likewise, if you have brand name appliances or other fittings, name them. Describing your home’s style or design with reference to brand names is an effective way to give potential buyer a sense of value, as well as a quick mental feel for the lifestyle they might enjoy with your home.
