But how do you find this agent? Where to begin?
1) Know what you want
First things first: You should first have an idea of what you want in your next property. Calculate out a realistic budget for rent and consider what’s most important to you in a place to live (do you need to live near the BTS? Do you want to live somewhere quiet with a car park? Or do you want to live in the most luxurious property you can afford regardless of location?
2) Find a sample property online
Bangkok is a massive city with a massive number of agents trying to be the one to show you your next dream condo. Because of this, practically every agent who catches wind of your property search will be trying their hardest to get you to work with them, regardless of whether they are a good fit for your needs or not.
To identify an agent who can show you properties similar to what you want, use a real estate portal (such as Thailand-Property.com) and do a search for properties that fit your requirements.
3) Identify an agent who has what you want
Once you get your results page from your property search, take a look through and notice if more than one of the properties are represented by the same agent. If so, send an enquiry for a property with that particular agent. Even if the apartment listing is not perfect, this is a good sign that this agent has more properties that could fit what you are looking for.
4) Start communicating
Once you send in your enquiry, the agent will be in touch with you, usually, within a matter of a couple hours. They will be eager to help you find the right place (because they get paid if they help you) so here is your opportunity to tell the agent what’s most important to you, and the agent can bounce ideas off of you for your property search.
5) Don’t settle for less than the best!
As previously mentioned, agents are eager to help you, but that doesn’t mean you should work with the first agent you are in contact with.
Here are some things you should consider when you select an agent to work with:
A good agent should be knowledgeable and up to date about the housing market. He or she should know the city extremely well, the best you can get for the price you can afford, as well as being aware of the restrictions that apply to expats. A good agent will arrange visits for you, negotiate with landlords and provide a contract in English. Make sure they have a wide choice of properties in their inventory as well.
