I think everyone will agree that the loftliving style that has become so popular in major global cities, such as in Manhattan, New York City, or in the Docklands area of London, has been somewhat missing from Bangkok.
Until now.
Raimon Land, with its latest property development The Lofts Asoke, is certainly breaking the mold of condominium living in just about every way possible. And for sure it’s something that has gone down well with property buyers and investors – both at home and overseas. Already this year The Lofts Asoke has been exhibited and sold in Hong Kong.
Last October’s pre-sales weekend saw sales of around 35 percent of the 211 units, and when the on-site show unit opens next month (April) the company is confident of recording 50 percent sales. As of now it’s already approaching 45 percent.
The listed developer, with a significant track-record of 12 completed Thailandwide developments, isn’t a stranger to loft-style developments with this being its fourth Lofts-branded development in Bangkok – but this one has evolved immensely from previous ones.
Back in October the event for existing owners saw very strong demand, especially for the five one-bedroom duplex units. The company had originally planned to release just three but demand was such that all five were sold during the three-day event.
The market reception for the high-floor duplex zone has been far beyond Raimon Land’s expectations. It believed this zone would mostly appeal to owner-occupiers who would wait to see the show suite. This is a really unique offering where the void is 60 percent of the floor area, with most of the ground floor having the benefit of the double height – reaching almost six metres. These units have sold very well too, according to the company.
As with most developments, prices have already been adjusted upwards since the 35 percent sales mark was reached, however the company will continue to offer presale pricing until April. The reason – the company likes to reward clients who make early purchase decisions and allow them to take advantage of the lower prices.
The 45-storey Lofts Asoke development, with prices that started at THB 6.1 million but now starts from THB 8 million as a result of sales, has drawn its design inspiration from the stylish industrial warehouse loft districts around the world. Located in the fast-paced Asoke neighbourhood in the heart of the Thai capital, the project will be adjacent to the upcoming Rama IX Bangkok central business district, the Makkasan redevelopment and next to Sukhumvit’s leading shopping, dining and community attractions.
Gerard Healy, Head of Development at Raimon Land, said: “The second floor lounge and intelligent workspace for residents is an innovation to help build a sense of community, with technology, décor and services designed for exchanging ideas through collaborative meetings, films / events, study or relaxation.
“Overall, the design delivers a sense of space using dramatic large voids and soaring ceilings.”
A total of 184 loft single-level residences range in size from 35 sqm to 87 sqm with one- and two-bedroom layouts, from floors three to 30. The skyloft zone from floors 31 to 44 will be all duplexes with 27 units providing a choice of one-, two- and three-bedrooms from 76 sqm to 145 sqm.
Set back from Asoke itself, most residences will enjoy unblocked views of the city skyline, with a maximum of seven units per floor for exclusivity, quietness and comfort.
“As Thailand’s leading high-end developer, we have responded to an increase in demand for larger-sized units with spacious layouts featuring 3.2-metre high ceilings in primary spaces, plus double height skyloft duplexes with 5.7-metre high ceilings,” added Healy.

Evolving from the past successes of the Raimon Land Lofts brand, The Lofts Asoke is Raimon Land’s fourth Loft development. The original Lofts Yennakat and Lofts Sathorn are both sold out while The Lofts Ekkamai is under construction, more than 95% sold with completion set for Q3 2016.
